To manage and edit the property details and estimated TIV tables, your property must first be added to a portfolio. To get started, learn how to create a portfolio and add a property.
1. What is a Property Details Table?
The property details table displays structured property and parcel information within a Neural Earth property report. This table compiles key property data points typically utilized across underwriting processes, risk evaluation, and property assessments.
Every property details table includes key categories such as:
Property Identification: Address, parcel number, FIPS code, census tract, etc.
Physical Characteristics: Lot size, building area, stories, construction materials, year built, roof type, and more.
Assessed & Market Value: Assessed value, market value, assessed improvement value, etc.
Ownership: Primary owner, buyer/seller info and company name.
We aim to provide the most comprehensive and reliable property data possible. However, due to variations in data availability and limitations in authoritative third-party sources, we recognize that certain property details may not always reflect the most current or complete information. That’s why we empower users with the ability to review, edit, and annotate each property data point directly within each property details table and estimated TIV table.
These edits are important because the details displayed here, such as improvement values, building materials, and land use classifications, directly impact key property report insights such as the RiskRank score and the estimated Total Insurable Value (TIV).
2. How to Edit Property Details
Property details can be updated manually to ensure your records reflect the most up to data and accurate information. Here's how you can easily edit any data point within the property details table:
Initiate Edit:
Click the three dots icon (⋮). icon next to any data point.
Make Changes:
Enter your new value in the editable field.
Add an optional comment explaining the reason for the edit (max 200 characters).
Save & Apply:
Click 'Save' to confirm your edit.
The updated value will be reflected immediately in the table and saved in the change history modal.
Note:
If Neural Earth receives updated data from authoritative external sources (e.g., a county's tax assessor), the platform will automatically update the corresponding data point only if the data point has not been edited by a user.
If a user in your organization has previously edited that data point, Neural Earth will display a notification, giving you the option to manually review and adopt the new external data.
All changes are fully tracked in the change history modal, showing which user made each edit and when.
3. How to Edit the Estimated Total Insurable Value (TIV) Table
The estimated Total Insurable Value (TIV) table provides an at-a-glance view of the property’s insurable exposure, factoring in the building value and estimated contents value. Neural Earth allows you to manually edit key fields within the Estimated TIV table to ensure your valuation data stays complete and accurate.
Here’s how to edit the estimated TIV table:
Initiate Edit: Click the three dots icon (⋮) next to any TIV-related data point, these include:
Assessed improvement value
Market improvement value
Land use
Options include: Residential - Commercial - Industrial - Agricultural - Vacant - Mixed Use - Institutional
Make Changes:
Enter your updated value or classification.
Provide a comment describing the reason for your edit.
Save & Apply:
Click Save to apply changes. Changes will sync automatically across the estimated TIV table and value for consistency.
Note:
When we receive new estimated TIV data, it automatically overwrites existing values only if no user edits are present.
If the field has been manually edited, the new value is logged but not applied, and the user is notified with the option to review and accept the update.
All changes are fully tracked in the change history modal, showing which user made each edit and when.
4. Estimated Total Insurable Value (TIV) Formulas
Neural Earth applies standardized formulas to estimate Total Insurable Value (TIV) based on the property’s Land Use Classification. Below are the default calculation methods and key behaviors to consider when editing related data points:
Auto-Recalculation Logic:
When Improvement Value or Land Use Classification is edited, Content Value is automatically recalculated based on the TIV formula.
When Content Value is edited directly, the auto-calculation is disabled and TIV simply sums the manually entered Content Value and Improvement Value.
Missing Data Handling:
If Land Use Classification is unknown, Content Value =
$0and TIV = Improvement Value only.If Improvement Value is unknown, TIV = “Unknown”.

5. Understanding the Change History Modal
The Change History modal provides a complete record of every update made to a data point within the property details or estimated TIV table. It ensures full transparency by showing all API updates, manual user edits, and comments in chronological order.
Each entry includes:
Date: When the update occurred.
Source: The origin of the data (e.g. Property Details API, user name, or client-provided data).
Value: The recorded number or text (e.g. 2,350 sq ft).
Comment: Optional notes entered during an edit. Long comments display an ellipsis (…) and can be viewed in full by hovering over the tooltip.
Action buttons:
Use this data – Switches the active value to this record.
In use – Indicates the value currently active in the Property Details Table.
When Neural Earth detects new API data, it automatically appears as a new entry in the change history table. If a user edit is already active, the system preserves that value and simply adds the new data as a separate entry for review. When this occurs, all users see a highlight and a 'Mark as viewed' button—clicking it clears the highlight for everyone, while selecting 'Use this data' applies the new value and resets the state to default.
6. How to Utilize the Change History Modal
The Change History modal allows users to effectively manage new data, user edits, and API updates. Follow these steps to review or manage data within the Change History modal:
Click the action menu (…) next to any data point in the Property Details or Estimated TIV table.
Select 'Change History' to open the modal.
Review all entries in chronological order, including API updates and user edits.
Choose an action:
Click 'Use this data' to activate a different record.
Click 'Cancel' to exit without saving.
Click 'Update and close' to confirm changes (this button is disabled unless a new value has been selected).
